Yes, absolutely. By law, any mortgage or other liens must be satisfied when you sell a home. The balance of the sales price goes directly to you.

Yes, if we work quickly! Many lenders would prefer to receive payment on their mortgage loan in lieu of taking the property back via foreclosure. We often work with lenders to delay foreclosure until we can complete the home purchase and you have the money to pay off the mortgage and avoid foreclosure. If you live in FL and are within a certain period of time before your foreclosure sale date, we have in-house negotiators to facilitate to process from beginning to end at absolutely no fee to you (some attorneys, title companies or negotiators charge up to $1,000.00 to do this on your behalf).

We take many factors into consideration, including location, age, current condition, needed repairs, and selling price of comparable homes that recently sold. We have over 18-years experience in the residential real estate industry and have extensive experience in determining fair market value of a property.

Most of the houses we purchase are in need of repairs or updating. In contrast to listing your home for sale retail with a realtor, we buy property in AS-IS condition with the Seller not needing to pay for or make any repairs whatsoever.

We currently buy property throughout Florida – mostly concentrated in Jacksonville, Orlando, and Tampa. We are constantly expanding and have plans to purchase on the east coast as well.
